Traffic Calming Proposal For Coit Ave (Belknap)

One item on the 2023-08-08 City Commission Agenda is to set the date for a public hearing regarding the rezoning of "210 Fairbanks St NE, 628, 636, 638, 644 and 646 Coit Ave NE which was recommended by the Planning Commission on 2023-07-13. This rezoning is to create a Planned Redevelopment District (aka: Spot Zoning) in an otherwise single-family zoned area of the Belknap neighborhood; a spot zoning which does accord to the ASP (Area Specific Plan) adopted for Belknap in 2010.

In the last decade nearly the entire block between Fairbanks and Trowbridge has been redeveloped into higher density multi-family residential. One preexisting retail property and two single-family homes persist.

There have been, as expected, concerns about traffic and parking raised by a few in the surrounding community. In response to these concerns Mobile GR has proposed a significant traffic calming treatment of Coit Ave between Hastings and Matilda. The description for the traffic calming treatment is contained in the City Commission agenda item.

This treatment includes:

  • Four speed humps.
  • Curb extensions at Coit & Fairbanks, the intersection forming the southeast corner of the Coit Park.
  • Lane demarcation on Coit Ave which is currently unmarked.
  • Traffic circle at Coit & Trowbridge
